For many homeowners, one of the greatest joys of the year is decorating for the Holidays. Great pride is taken in having the biggest tree, the music-coordinated lights, the animated Christmas characters in the yard. Even having a professionally staged home in the weeks leading up to the Holidays won’t help you if would-be buyers have to wade through a replica of Santa’s Workshop just to get through your front door. So can all that “Ho Ho Ho” make potential buyers think “No No No?” Here’s how to avoid letting Rudolph ruin your sale:
- Keep it traditional. If your home is on the market during a Holiday month and you’re feeling festive, skip the decorating trends and go for a more traditional atmosphere. By trends I mean crazy color combinations, feathers sticking out of the tree or 6′ inflatable pumpkins by the front door. Your fuschia wreath on the front door may be the hottest thing online but to buyers in a different age range or of a more traditional style it could be an instant turn-off.
- Everything in moderation. If space allowed, I would have a Christmas tree in every room. I love having touches of the season everywhere I turn! But it’s important to remember that this winter you’re not just decorating for yourself. You’re decorating for dozens of others who may or may not share your love of misteltoe and garland. You may have people considering your property who do not celebrate the same Holidays you do and it it imperative that you do not isolate potential buyers. On the same note, keeping decorations to a minimum makes the rooms appear larger and keeps main traffic patterns clear- a must no matter what season it is.
- Avoid themed trees. Most buyers aren’t as enthusiastic about your football team/Victorian ornament collection/love of animal print, etc. as you are. Or the 20 years worth of handmade ornaments that your 4 children made. Enough said.
- I am not advising you to skip the decorations entirely. A garland swag over the front door and on the hearth can make the home feel cozy and welcoming- two vibes you definitely want to portray to buyers. If you’re not certain about your choice of Holiday decor or the amount of it, consult with your Realtor® or a professional home stager. If you are having your home professionally decorated for the season, make sure your decorator is aware that this home is listed and the decor should accomodate that.
