In the age of the internet, there are all kinds of cool tools available to you, the consumer. It used to be that you had to go through an agent to get information on listings, but these days you can just jump on google and do a search. It’s a great way to find information; the only problem is that the info is usually scattered all over the place. How do you sort it all out and find everything you want without spending days compiling bits & pieces from hundreds or thousands of independent sites?
Here’s another thing to think about; when a home is listed, is it immediately available in the search engines? Nope. It typically takes anywhere from 2 to 12 days for that new listing to get indexed in the searches. This approach can cause a lot of disappointment and frustration. As a general rule, a prime property at a prime price will be under contract by the time it’s found by the search engines.
So, here’s the solution. I use a simple system that automatically notifies my clients, via email, as soon as a new listing hits the MLS. Once I’ve plugged in the type of home you want, the properties fitting your criteria will be sent to you as soon as they’re listed. You can then save, delete or comment about properties on your own ‘Personal Gateway’ and go back later to review them. You can also see additional photos and maps as you review the listings. How cool is that??
